Property Overview

Offers at bids over €315,000

We are excited to present 4 Priestfield Cottages, South Circular Road, Dublin 8 to the market.

A rare opportunity has arisen just off the ever popular South Circular Road and for anyone who enjoys a period property with a modern twist this is one to see!

Largely extended to the rear, the extension introduces an abundance of further living accommodation to what was once a cosy old cottage built Circa.1910. Opening out the internal space presents an exciting project, and if putting your own stamp on a property is what you are looking for then this is the home for you. Nicely set back from the South Circular Road, this attractive three bedroom two bathroom period property will be of immense appeal to those looking for a house of distinction in Dublin 8.

Internally although there is work to be done, it oozes potential and anyone who has an eye for the finer things in life will see through the cosmetics. In need of completion, this chocolate box cottage presents an opportunity to create your dream home and comes to the market having recently undergone some major changes.
On arrival to No.4 you are greeted by a picturesque home full of character and style. With kerb appeal in abundance, the sash windows with red brick surround and pretty purple door, invite you to explore inside.

Entering, you are greeted by a home that retains the quirks and character of its age, yet has been modernised to introduce the mod cons we have become accustom to. With internal work to be completed, the walls have been insulated with 140mm Rockwool with airtight membrane and 25mm Rockwool on top. There is an under floor heating system (water based wet), and is popular within Scandinavia and the UK, as it is very economical to run compared to radiators or electric under floor heating.

The joists in the extension are of better quality than standard (C24) and at 300 centres (closer than standard) making the construction very solid. The Subfloor has 18mm Malaysian hardwood ply with 22mm chipboard on top. Double glazed sash windows have been fitted to the front and rear, sympathetic to the building, and the results are beautiful.

The roof has also been replaced with new battons, breathable felt and blue banger natural slate repositioned and replaced where needed. The property has undergone full rewiring, and has been fitted with a First Fix alarm.

A large bright open hallway welcomes you, an exposed brick open fireplace nestles into the area seamlessly, a room that could be used as a second family living room, with ample space that the whole family would enjoy. To the right of the hallway is the current living room, again with exposed brick open fireplace, and would be ideally used as a formal living room, home office or den.

To the rear of the property the floor plan allows for a spacious kitchen cum dining room, separate utility and wet room. There is also access to the rear garden with shed. The garden is a suntrap for the morning sunshine, and would be the perfect spot for outdoor entertaining, or dining al fresco.

Upstairs, off the landing there are three bedrooms, two great size double rooms, one single bedroom, and the family bathroom. Again the upstairs allows you to create your own space, and beautiful finishes.

4 Priestfield Cottages occupies a quiet, set back position off of South Circular Road, a peaceful side road, yet right in the heart of Dublin 8.

Conveniently located within a five-minute walking distance from the LUAS Red line this property boasts central proximity to a wide variety of amenities. St. James' Hospital is a short walking distance away, while The Coombe is also within close proximity. Surrounded by a trend, friendly and welcoming neighbourhood, No.4 is a hidden treasure for any buyer, and offers huge potential to any intending purchaser seeking a City Centre period home, or an astute investor with an eye for potential.

Building Energy Rating (BERs)

Building Energy Ratings (BERs) give information on how to make your property more energy efficient and reduce your energy costs. All properties bought, sold or rented require an BER. BERs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your property could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All properties are measured using the same calculations, so you can compare the energy efficiency of different properties.
